Factory-built Homes

Site-installed homes can be either modular homes or manufacturered homes. Although both are built in a factory, modular and manufactured homes are quite different.

Modular Home: The "modular home" is built in a factory as a set of modules or sections using a building system that is very similar to site-built wood  frame construction. Completed sections are transported to the building site and placed on a permanent foundation. Internal electrical and plumbing systems are installed in the factory; electrical and plumbing work needed to provide service to the modular home is done on site. Modular homes must be built to state, local and regional codes where the home will be located.

Manufactured Home: "Manufactured home" is the term used to refer to those structures more commonly known as trailers or mobile homes. These homes use a completely different type of building system and are built to the Federal Construction Safety Standards Act (HUD-Code). Many communities have restrictions on where manufactured homes can be placed.
